How to apply for a home loan with a broker

When you’ve found the property you want and your offer has been accepted, it is time to lock in the finance. If you have pre-approval, this could be faster.

Preparing your application

Your broker will negotiate with your chosen lender to make sure you are applying for the right loan at a competitive rate. You will need to sign the paperwork and provide information and documentation so the lender can assess things like your income, expenses, assets and debts.

Applying

Your broker will submit your application on your behalf and liaise with the lender to make sure it has all the information required. This will include a property valuation so the lender is satisfied with the amount you are paying.

Signing the loan contract

If your loan is approved, you will be sent your loan contract and formal letter of offer. You can review the documents to make sure you are happy, then sign and return to your broker. Most lenders will also require you to take out home insurance prior to settlement date (or provide details of the body corporate if buying an apartment or townhouse).

Settlement

On your agreed settlement date, the balance of your home loan is transferred to the seller and the contracts of sale and transfer of title are completed. Your broker will liaise with your lender, conveyancer or solicitor and the seller to help make this day as smooth as possible.
