You will be responsible for developing a pipeline of new business by implementing innovative strategies to grow the number of properties under management across the entire property management business. The opportunities are extensive, with One Group servicing a significant portion of South East Queensland.

This will include:
• Networking and canvassing
• Advertising and database management
• Developing client retention strategies
• Preparing and delivering presentations
• Generating interest from prospective clients and referral partners
• Identifying other opportunities to secure new business

Essential requirements
• Current Queensland real estate licence or Certificate of Registration
• Current driver’s licence
• Access to a suitable motor vehicle for work use
• Demonstrated ability to develop and secure new business through canvassing, prospecting and marketing
• Ability to build strong client relationships and maintain an excellent customer focus
• Excellent verbal and written communication skills
• Knowledge of real estate legislation
• Strong administrative and organisational skills
• Ability to work effectively as part of a team
• Real estate experience, particularly within the local property market
• Understanding of local and national real estate markets and trends
• Knowledge of effective marketing strategies relevant to the real estate industry

Role expectations
• Proactively prospect and market for new property management clients and business opportunities
• Conduct rental market appraisals and advise prospective clients and property owners on likely rental returns and increases
• Create and deliver proposal presentations, prospecting plans, networking strategies and action plans
• Provide high-quality, reliable and relevant professional advice to current and prospective clients
• Achieve individual monthly and quarterly targets and KPIs, as set or varied by management
• Remain informed about local and national market developments and indicators
• Report on new business development activities
• Promote the One Group brand, office and team
• Attend networking opportunities, conferences, awards nights, functions, industry events and team meetings as required
• Ensure your motor vehicle is well maintained, registered and appropriately insured for business and general use

You will be responsible for managing a portfolio of residential properties and providing a high standard of service to landlords and tenants. Working as part of the One Group property management team, you will oversee the day-to-day management of properties, maintain strong client relationships and ensure all responsibilities are completed accurately, professionally and in accordance with relevant legislation.

This will include:
• Managing a portfolio of residential properties
• Building and maintaining strong relationships with landlords and tenants
• Coordinating maintenance, repairs and contractor access
• Conducting routine inspections, entry condition reports and exit inspections
• Managing lease renewals, rent reviews and tenancy documentation
• Monitoring rent payments and following up arrears
• Responding to client and tenant enquiries in a timely and professional manner
• Maintaining accurate property, tenancy and communication records

• Current Queensland real estate licence or Certificate of Registration

• Previous property management or real estate experience
• Strong understanding of residential tenancy legislation and industry requirements

Role expectations
• Deliver a reliable, responsive and professional service to landlords and tenants
• Manage tenancy matters in accordance with current legislation, agency procedures and industry standards
• Conduct routine inspections, prepare reports and communicate recommendations to property owners
• Coordinate maintenance requests, obtain approvals and follow up contractors to ensure work is completed
• Prepare and manage lease renewals, rent reviews, notices and tenancy documentation
• Monitor rental payments and manage arrears in accordance with office procedures
• Complete entry condition reports, exit inspections and bond-related processes accurately and promptly
• Maintain regular communication with landlords regarding their properties and any matters requiring attention
